Windermere's lakefront setting and tree-canopied streets create two very different exterior conditions on the same house, and both need to be prepped correctly before painting.

A lot of Windermere homes sit close to one of the area's chain of lakes, which means higher ambient humidity working against the paint film on top of Florida's already intense summer sun. At the same time, many of the same streets are heavily tree-canopied, which keeps some walls shaded most of the day. The sunny side of a Windermere home ages differently than the shaded side, and a repaint has to account for both rather than treating every wall the same.

Shaded walls under mature tree cover are also more prone to mildew and algae growth, which has to be properly cleaned and treated before priming, not just painted over. We wash and treat the exterior first, then prime and seal the entire surface, so the topcoat is going onto a clean, sound base rather than sealing moisture or growth underneath it.

These smaller structures sit even closer to the water than the home itself and often take more direct humidity exposure, so skipping preparation on them because they are secondary buildings tends to show up as premature failure faster than it does on the main house.

Windermere has a number of long-established, gated communities with active architectural review boards, and exterior color changes typically need approval before work begins. We are used to working within an approved palette and can help submit the request if your HOA requires paint chips or a formal application ahead of the project.

Access can also be more involved in gated neighborhoods, so we coordinate crew arrival with the community's guest and contractor policies ahead of time to avoid delays once the project starts.
