Most Lake Nona homes are still wearing the builder grade coat they were finished with, and the first repaint is the one that decides how the exterior performs for years afterward.

Lake Nona is one of the newest large communities in Orlando, and it looks like it. The architecture across Laureate Park, VillageWalk, and the neighborhoods around Medical City leans modern: clean stucco lines, large windows, covered porches, and color schemes built on light fields with strong, dark accents. Painting these homes well means respecting that design language rather than defaulting to the palette that suits a 1990s subdivision.

It also means understanding what a first repaint is. Most homes here have never been painted since the builder handed over the keys, and builder grade exterior paint is a basic product applied on a production schedule. When it starts to fade or chalk, the repaint that replaces it is the first real coat the house has ever had. Done properly, with a full prime coat and seal underneath, it becomes the foundation every future repaint sits on.

What a First-Cycle Repaint Involves

New construction moves. In its first years a stucco home settles, and that settling shows up as hairline cracks around windows, doors, and control joints. Those cracks are normal, but they are also exactly where moisture gets behind a finish if a repaint ignores them. Before we paint a newer Lake Nona exterior, we address the cracking and prime the stucco so the surface is sealed as one continuous system, not a topcoat stretched over small openings.

Builder grade paint adds its own consideration. It is typically a thin, flat finish, and by the time an owner is ready to repaint it may be chalking, meaning the surface sheds a powdery residue when you run a hand across it. Paint applied straight over chalk bonds to the chalk, not to the wall. Lake Nona's newer homes were designed for contemporary palettes: soft whites, warm grays, and muted earth tones on the main body, with the contrast concentrated in the trim, shutters, garage doors, and front door. That approach rewards restraint. A modern exterior usually looks best with two or three colors used with intent, not five colors competing for attention.

Color selection is part of our process, not something you are left to figure out alone. We talk through how a color reads in full Florida sun, which is brighter and warmer than any paint chip viewed indoors, and we sample finalists on the actual wall before committing. A gray that looks quiet on a card can turn blue on a sunlit stucco field, and the only reliable way to know is to see it on the house.

The signature Lake Nona look is a light stucco body with dark accents: bronze or black window surrounds, deep charcoal fascia, a dark front door. It is a sharp, current look, and it is also less forgiving than an all-light scheme. Dark paint shows lap marks, thin coverage, and wavy cut lines that a pale color would hide, so the quality of the application is visible from the curb.

Dark colors also absorb more heat, which puts more expansion and contraction stress on the paint film through Florida summers. That makes it a paint quality question as much as a prep question.
